Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Anyone good with numbers

If they sold retail/industrial for a modest 10% discount to NAV...

And decided to firesale the office at at 40% discount just to get the CA$H liquidity for shareholders (so a 10% cap rate give or take), what SP would we come out with?

I read somewhere $11.

(pretend public securities + cominar do not exist, as these account for ~200m not significant, just a bonus)
