Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

That said, when you present value this liability for most REITs the liability becomes nominal considering the holding period for most assets, in most REITs is indefinite. Artis however, as you point out, is very different given the potential immidate liquidation of assets. Your $3 estimate seems fair assuming this is nominal and not present value. But, like you, I am just guessing. I have not throughly looked into this given my assumption for all my other REITs is that holding period is indefinite and this liability shrinks to a nominal amount after discounting 10+ years.
