A bit confused please clarify the status or Artis

Honestly I cannot digest the complexity and moving part of Artis and its performance.  They just sold a bunch of retail in Calgary, they have a big condo tower in Winnipeg and lots of us office.  Its such a mixed bag.   So is the distribution sustainable?  We dont know what sort of tricks Manji is going to pull, and frankly I think it's personal; his reputation is on the line for being so cute and aggressive with Artis.

assuming normal business and not thinking about Sib or buyouts, whats the actual status on Ax, its improving or declining? Is it just a debt issue? Are the actual properties doing well.?  You guys are way deeper into this name, so would appreciate a quick overview of its health and dividend sustainability, thanks
