Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

I was wondering the same thing. First, quite a bit of their debt is coming for renewal in the next 18 months (although their debt levels are very conservative). Second, the investment community as a whole is in a wait and see mode in regards to Samir's strategy of investing in other deeply undervalued REITS. And finally, the analysts may be frustrated that Samir does not provide them with complete transparency in regards to his plans. He cannot, as then he would increase competition for the assets that he wishes to purchase. Consequently, the analysts are not giving full value to this REIT, and many investors blindly follow the analysts. Just my hunch. 

The upside of it's screaming value and lagging share price compared to other REITS is that the soon to be renewed NCIB will be more effective, and of course DRIP as well.
