Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

4  Much biiger problem     300  Main development  in Winnipeg     I live here    talked to a contractor  yesterday   Artis is slowing down completion as the suites    due to  poor uptake  was  what I was  told

Rent is high  1600-2000 per month for tiny suites    Little reason to live there    Access to Jets games is easy     but thats all      This  building is in dwontown Winnipeg    unsafe  to  walk at night  no one out there and   stabbing death at Library close by recently    this is a Food  Desert    no  food  stores close  by   have to go to the burbs to food shop  , might as well live out  there where safer and can rent  bigger suite   for same $


unfortuately  I own too much of this  now  significant down        expect  news release     divi  cut as  market is "not  giving credit for us"    expec t  decrease to 2  cents per month  60 percent  decrease   then can purchase more  shares  to inflate  the percentage ownership my   sandpiper



I doubt any cut. Payout ratio is fine when you back out the special distribution. Maybe someone can calculate the FFO/AFFO loss from the AT&T building vacancy.
