Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

AFFO

AFFOIm not sure how much we should sour on whatever AFFO they report if its mostly due to elevated interest expense and AT & T vacancy.   But they must have measures in place  to sustain the dividend at the very least.

Theoretically speaking asset sales at FMV to buy back units and invest in cheap Dream Office and FCR may pay dividends in 2-3 years if REITs come roaring back in a big way  Imagine spending 400 million on NCIB/D/FCR and having the unit price 20% higher than what you paid.  Thats when artis will rip!
