Artis Real Estate Investment Trust is an unincorporated closed-end REIT based in Canada. Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

So looking ahead into Q3/Q4, we have:

- large chunks of floating rate debt retired with asset sales lowering interest payments
- fully leased Blaine 35 coming online
- addition of 300 Main adding revenue
- possibility more insight into Cominar sales
- debenture retired, unknown if using credit facility/cash or asset sales.

Not a bad place to be. If Iris can start paying Artis cash for the debenture it would be a huge asset.

Good timing by Sandpiper/Manji to take it private as we appear to be coming off a cyclical low.
