Artis REIT's portfolio comprises properties located in Central and Western Canada and select markets throughout the United States, including regions such as Alberta, British Columbia, Manitoba, Ontario, Saskatchewan, Arizona, Minnesota, Colorado, New York, and Wisconsin. The properties are divided into three categories: office, retail, and industrial. The industrial properties account for most of the portfolio, followed by the office properties and the retail properties.

Key metric to look at Q3

Key metric to look at Q3More so than the AFFO, may be the updated "NAV" in light of the strategic review.  If they take a outsized write-down to $11-12, I would expect its Manji conceding that is the cap rate he needs to sell the properties now, and any outcome in  the ballpark of that is a success.

If the NAV stays around $14-15 then maybe he is not going to get a liquidation outcome, and is content on saying Artis NAV is still great and there's lots of potential future value when the market unfreezes.

Of course this is just speculation. Will be curious to see if reits take writedowns in light of the 5-10 year going up a lot more q3.
