Maybe this ends with a early 2024 strategic review and a orderly sale?
Only REITS that have big development projects like HR/RIOcan can grow the distribution

what happens if artis keeps disposing of assets and does another 8% buyback this year? more special dividends coming or distribution hikes if nav corrects? what happens if fcr and dream office recover? what happens if interest rate cut cycle begins?
