really? in what respect? Leverage will come down, revenues will fall due to asset sales, depending on the interest expense it may cancel each other out.  Im expecting AFFO to be similar to  Q1 and debt to decrease maybe 200pts if there's no NAV surprises.

I can't predict how D or Cominar proceeds will effect things from an accounting perspective.

If Artis was going to deliver  a homerun quarter I would have expected Manji to make a nice 100k insider  purchases in the $6s

Here are my thoughts on Artis Q2: - organic US industrial growth projects coming online, all of which are sold out to my knowledge and first class properties which will fetch good rents. - major organic residential condo coming online, a huge asset to artis and a winnipeg landmark - surprises on the deleveraging front, at least to some people * likely a good rate on the $187 million ...more

Great.  I need artis and nwh to reclaim $8.  The $6 handle or 60% off the highs is nothing short of sickening.  Good reits that did a poor job on risk management and hedging.

Correct. Every balance sheet ratio will improve as the capital you outlined is focused on debt management. This is now clearly Samir's #1 priority.
