"You got a lot of money looking for a home in hard assets. I think interest  rates arent  the only dictator of cap rates, and I think thats something people will start to recognize over time. But in this enviornment people are making a very crude conclulsion, that if interest rates are 6%, cap rates need to be north of that.  I think theres a lot more that goes into valuations besides interest rates".

Very true. This was definitely shareworthy, thank you. Quality, well located real estate has tangible value that goes well beyond the cap rate. Land is a finite resource and there is none being produced in the best locations of some of the nicer cities of the world. Conversely, money is being printed every day and the relative value of fiat currency is in a never ending decline. Real estate will ...more
