A year ago, interest rates were 2% lower. BEI hit a high last March. All things considered, this has done well. This is the play on multi-family REITs, focussed on Alberta. We're now seeing pricing power in Alberta given population growth. Trades at a double-digit discount to NAV. He sees nice cash-flow growth in 2023.
