It seems to me.....

that all these assessments that point to AFFO are overlooking the debt side of the equation.

I do think CPX is undervalued, but given the debt, their note about the weather impacts in Texas, and their recent results that didn't quite meet market expectations I think if you bought this thinking you were going to get a quick 10%+ gain you might be disappointed.

I'm here for the generous dividend with the expecatation I'll get some capital appreciation along the way.
