Taking out a mortageThat is essentially what CXR did to acquire AMCo. Took out a big mortgage at a hefty rate. Looks risky on surface, until you realize that this property income is in excess of the cost of the mortgage and will likely be paid back much sooner than the amortization period. Additionally, it de-risks the single market exposure (US) and provides a broader and deeper channel to distributes products. 1 + 1 = 3?
