A few key sales to pay down debt for FMV. Samir/Artis getting more of the pie thus reducing the public float. Rates go down such that DIR, rezoniing potential is fully valued.

Probably will get there as the technical gap filler, but after that all bets are off. At least we know Manji will plow more into it if it falls back down
