$272 per square foot - the valuation of Dream Office
seems a little absurd. If we strip out non-Toronto it's worth $308 psf, the most valuable land in downtown Toronto in the highest priced financial district.
Not sure how long this firesale lasts with the narrative around office REITs but the valuation is insane.
Rates come down, sentiment picks up a bit, start seeing sales again in the $500 psf range and Dream Office could head back to the $20s reasonably quick IMHO.
That valuation doesn't even factor in the residential JV potential (current or future)
