FOR WHAT IT'S WORTH

Cooper is playing long game like forever while manji may sell the crown jewels, DIR and maybe some other office at a acceptable discount ... run buybacks aggressively then perhaps look for a block sale around $40 or old 20s plus.  No idea if it's feasible but they may be the difference

I dont see buyubacks happening any time soon either. Drea Office needs to reduce debt, both for reducing leverage, secondly for freeing capital for residential developments. Capital needs are so huge, that it will take many yesrs, before a buyback, as I see it. Only potential buyback I see, is a full sale off the reit. And here I see Cooper waiting for at least 2025, or maybee 2027, where he ...more

i dont understand how artis has all this extra money to throw around , dont they have  the worst debt profile ?

They are just investors like us. But have more market insight. They bought expensive before covid, in the 30 ties, equalent 60 ties. They buy now because price got ridiculous, and to average down. They however need cash, so they will rotate out, if relative value dissapear.  This is a  cheaper alternative than buying properties outright. Ridiculously cheaper at the moment.

With 3b in assets you can sprinkly 5-10m on public securities, plus they can sell FCR

They got cash from sharerebuyback at 31 Cad, so anything below is accreditive. So Artis could be a buyer for a while more.

bingo! Samir is putting on a master class. His strategy finally fits the macro backdrop - we have tailwinds instead of headwinds for almost everything Samir has wanted to do (DZ is nodding his head). So happy for him and unitholders here. Hope I'm correct. Looking forward to seeing the ncib activity end of day Monday. Have a nice weekend all.
