True. Cannot forget as DIR is almost 40% of Dream Office market Cap. I would expect Cooper to gobble back Dream office at some point of time. 

DIR is a massive money maker for DRM due to the fee structure. I have the Office as well as DRM but DIR is a bigger position (10K+ shares and DRIPPing every month at discount)
