You may not like share buy back and feel revenue /growth is the only factor. I too like that model moving forward. But when opportunities arise that investing right now into your own product brings the best return to share holders then I'm all for it.
i believe it's all about NOW. If NOW is to buy back at a major discount vs borrowing into slightly discounted Industry/commercial/retail/residential buildings, so be it.
Div reduction early made it possible for then to act NOW. Good position to be in right now.
theme here is NOW. If they wait until the economy settles and stabilizes, then the window of opportunities may close. Risk is always a factor and part of our everyday life. They need to move with a focused decision and echo it to all shareholders so we can hold/sell or buy more.
