Future focus
1 Apartments
If it split out the new entity could merge with another similar
Apartment REIT. This point is purely my musing
2 Industrial. This will be a focus.
Low cap rates are a barrier to buying new assets
Developing land will be a focus
3 Retail. segment was not talked about too much
4 Offices.
HR will not acquire any new ones
They will intensify some current properties by adding
apartments on spare land. Several ones are already broadcast.
Some may become "mixed use"
The next wave of change will be announced before the end of this calendar year.
Exciting days ahead.
My fingers are crossed for $30 a share within 18 months

30.00 / share would be Crazy good but not impossable. I would say that breaking 20 by end of year and then 25 at most by end of 2022...But I hope I'm wrong.

You are quite rational and we all hope that you are wrong My notion is that NAV should be $23 When assets are sold especially in Industrial and Apartments it is common to realize a 30% premium by unlocking value. Add 30% to $23 and you get $30. Also, over the next 18 months we may earn one dollar in cash over the payout amounts. mat

The other side probably sees it has a 17 year GIC of whatever the cap rate is after their transaction.

Im holdling my shares, I expect the dividend to go up or they are going to have to pay income tax. if they stated the dont want to pay income tax, what about the dividend money they are saving right now? 75 cents gain, plus if you ask me will be the "special dividend"

I've actually added a few hundred shares this morning. I'm somply following my gut and nothing more. My guess is that the market will warm to this transaction over the next few days and we will see that 75 cent per share gain laregely reflected in the SP. Will be interesting to see what the analysts make of it - that could be a big factor in the short-term price.
