Buy when you're on page 10 of the newspaper and sell when you're on page 1.  What page of the newspaper is H&R on? Maybe 7?

It's all about forward AFFO , and a fair multiple on that in a healthy market I would say is around 14. Easy to imagine HR having 20 cents/share AFFO by next spring due to debt cost grinding higher so 80 cents/share for 2024 translates to around $11.30/share . But it looks like the general economy will have many headwinds plus the unique problems of this sector ... thus we have a lot to get ...more
