Density of the detached lots in Silverdale central
I have no idea how the new provincial rules will eventually settle out.
Here is the rough math as per the news.
The central neighbourhood was planned to have 377 acres of single family.
The expected density was 5 homes per acre. Roughly 809 sq m per detached home.
The province thinks a detached lot is 280 sq m.
That would yield 14.4 per acre. On this lot, 3 units.
377x14.4x3 is 16,286 units just on the single family planned lands in central.
This is in contrast to the 1885 planned.

The Polygon Madison JV owns roughly 70% of the Silverdale lands. Central was planned for 10,000 doors. The JV in total was getting 7500, with their share of the singles 1338 doors. So, 6100 multi doors. Of the 16,000 possible on the single lots described above,  the jv would represent 11,500 doors. Sum, 17,600 for the JV.  Madison's 50% is 8800.
