The lower the share price, the more massive the dilution or shares issuance for asset management fees.

It's pretty normal to have construction debt when you build. The management fee is based on invested capital so none of these construction loans has any bearing on fees payable.

The base management fee in 2022 and 2021 was about $6M. Calculated as 1% of assets, therefore, the asset base is $600M, which is consistent with the balance sheet values of their income properties and equity accounted investments ($384M and $386M for 2022). This doesn't include construction financing.
