MRC vs REITs

I assume/hope the stock will get back on track (I have a significant position) but could still have much further to underperform, but simply insane how 12 years of outperformance vs REITs and other indices wiped out.

MRC doesn't pay a dividend of significance, while that index reit does Does the chart take dividend payments into consideration?  If not, outperformance is over stated.  Nonetheless, MRC likely still outperformed Another minor point, XRE would has management fees as well as internal trading costs, which direct ownership of MRC shares avoids, contributing somewhat to outperformance ...more
