Those hundreds of acres of raw land around Edmonton are bound to fetch more than what Melcor paid for them decades ago.  Plenty of great years to look forward to.

Right, land will sell for more. BUT I have been calculating how much more you need to sell land for to make a decent return when you have held it for many years. Melcor's problem has been that the gross margin on lots (Community Development) has been 40%. I calculated we need closer to 60% and the company has not refuted my calculation.
