My wfe & I have been retired since 2013 and livie off dividend income, OAS, and CPP. Our strategy has been to be 100% invested in TSX listed dividend income/growth stocks in 5 sectors - banks, utilities, midstream, telcos, and REITs. 

From 2013 -2020 we held 6-10 REITs. then down to 3 in 2021, and then just 2 in 2022 (DIR, NWH). We have done really well with REITs especially because of take-overs and the large yield, and a very timely sell on GRT when the yield got below 3%. 

With interest rates rising and DIR/NWH never increasing their divy and NWH having so much floating rate debt, I decided that REITs should be an even smaller part of our portfolio and have been trimming them and moving the dough into our utility, midstream, and telco holdings (which I thiink are just better places to be), DIR & NWH now only make up a total of 4.6% of our total portfolio and I may trim more. If NWH gets above $13 (as someone suggested), I will definitely sell the rest of it. If DIR gets above $16, I will also sell the rest of it.

Not sure if you noticed, but I sent a response to your PM.

As an aside, I've been trimming NWH for the last few months (sold just over half). I think they're going to have to cut the divy with their debt load and decided to be proactive.

TORONTO, Jan. 13, 2023 /CNW/ - NorthWest Healthcare Properties Real Estate Investment Trust (TSX: NWH.UN) (the "REIT") announced today that the Trustees of the REIT have declared a distribution of .06667 per unit for the month of January 2023, representing .80 per unit on an annualized basis. The distribution will be payable on February 15, 2023, to unitholders of record as at January 31, 2023.

Unitholders can participate in the REIT's Distribution Reinvestment Plan ("DRIP"). Eligible investors registered in the DRIP will have their monthly cash distributions used to purchase Trust Units and will also receive bonus units equal to 3% of their monthly cash distributions.

Dont disagree but rate of interest rate hikes is tapering down as inflation falls . Secondly due to inflation indexed rents AFFO will increase

  thx for your take . My situation is a bit different . I went through a divorce where my ex took everything in 2020 . 
Luckily my LoC was empty ,so i maxed 350k LoC to buy Athabasca Oil ,Baytex ,CVE ,Suncor , BPY.UN . ERE.UN .I sold all of BPY.UN , ERE.UN ,Boardwalk and Minto in 2021 and bought more of Baytex n Athabasca.
That 350k was worth 5 million in 2022 June when I sold half of my oilstocks . Piad my taxes and kept 2 mill in cash to deploy.
Bought 950k worth of ERE.UN ( at 2.8$ up to 3.4 $ now) . Also bought Sienna retirment  at 11$ ( 550k invested)   , NWH.UN at 10$ average (500k invested) .
This gives me 120,000$ of dividend or 10k of dividend monthly . Still holding 2.5 million of oilstocks :) to sell for another double .
Life is good and the beetch ex doesnt get a penny out of this . Picking up a new chick every week
