Nexus Industrial REIT is a Canada-based open-ended real estate investment trust. The Company and its subsidiaries own and operate commercial real estate properties across Canada. It has a portfolio of industrial, office and retail properties in Canada, with a focus on acquiring and owning industrial properties. The Company owns a portfolio of 115 properties (including two properties held for development, in which the Company has an 80% interest) comprising approximately 12.1 million square feet of gross leasable area. RE:RE:RE:RE:Short Term Pain coming tomorrowThe offering was upsized due to demand. Happens all the time. They also take the weighted average as has been mentioned, not the $12.50 as the baseline. Price was probably already agreed upon and then came more upgrades which sent the price higher.

There are very few reits out there on the tsx with this ongoing positive story line. Management have outperfomed on their own vision for 2021 and still have opportunities in the industrial space with their contacts.

Nexus management are exceptional.  There are those who don't like the news issue, but look at where the price is now and where will it be come the fall. Look a little longer term.

The issue some investors are also having is the short term window given to get in on the new issue. If you were busy for those 10-15 minutes you missed out. 

The bottom line to me is, this reit is firing on all cylinders right now and as an investor I aplaud their vision and the fact they have major contacts in the industrial space to buy more properties.

I feel they are setting themselves up to be aquired. If you want the properties they are getting without competition you have to buy out Nexus.

I just wish some of the other reits I owned had that vision months ago.
