Okay - so I guess I will have to surrender on the issue of a 10% discount applied to the secondary offering. It does seem that the stars are aligning for all industrial REITs and will continue to do so for some time. And the fact that Nexus is now gaining recognition for transitioning to a pure-play industrilal REIT gives them a tremendous tailwind!
I have owned (for several years) 13,050 units of NXR.UN in my RRSP with an ACB of $7.93 - so am very, very pleased with the REIT's performance since transitioning out of the Venture market and into industrial. Super!
Your point re the capital raised is correct - but - think how much more money they would have raised with the same number of units issued but with only a 5% discount applied. Isn't this a lost opportunity to have capitalized on their newfound rep and have harvested a chunk of money?

Hey Apollojetic. I could not agree more. This huge acquisition will reset the price much higher. Management is smart and they know how to forge important business relationships. They know how to plan for growth but most importantly they know how to execute on the plan. By upsizing the share issue, they now have extra cash to do future acquisitions.
The best part is their debt to asset ratio is still very low. For Q2 it was 47.8% and they expect it to remain the same after all the acquisitions close. With such a strong balance sheet they can do many more acquisitions while maintaining a stellar credit rating.
I had 10,000 shares at a cost below 8.00. Today I picked up another 6,200 shares at a cost of $11.90. Could not be happier.
