Why should they merge?

They have grown significantly in the last year and their debt to asset ratio is still very low.  They can easily double the size of the company with their existing balance sheet.

They have an amazing nextwork of off market suppliers of industrial properties.  No bidding or competition needed.  Attractive prices and these partners take shares as partial payment.

They have three properties with considerable excess land that can be developed at an attractive price providing future revenue growth.

They have attractive non-industrial properties to sell to finance growth on the industrial side of the business.

Why would we want to share all of this with anyone other than existing shareholders?  Market today is very volitile but I'm not worried about Nexus.  Holding Nexus is money in the bank.
