It had way too much debt for my comfort but the recent deal with TOU gives them $250M+ worth of stock which could/will be used to pay down a very big chunk of their debt. This changes everything in my mind and just shows the "hidden" value of their assets.

I do not see 10 reasons to sell. You would be selling at a low and much lower than intrinsic value. You only sell here if you believe bankruptcy is a big risk...and the asset sale tells you it is not.

Unfortunately, the perception of this firm is not good with heavy oil, bitumen and NG exposure, it looks like all the wrong things. Except that there is still value in those assets. This stock will be twice as high in 18 months, if commodity prices behave.
