your debentures rallying theory is debunked due to the fact that the CEO bought today- so he must not be in access to any material info.   If they wanted to put themselves up for sale they would likely announce some sort of strategic review.

That being said Im not REIT takeout expert so if there's parties accumulating the debentures and intend to take it over, management likely is not privvy to such.
