Hold or Sell?With the average annual return on a well diversified portfolio ~6% (fund managers), and the potential for cap compression here, the risk- return imbalance is in favour of the return side in my view. There is always some risk short term but given the stability of grocery anchored centres a 10% annual return is probable. 

Of course the time horizon must allow for any downturns and recoveries and one must be satisfied with a 10% annual return.
