Thanks for sharing that TimeBuilder. I think that target will be raised after 2Q Financials are released in 3 weeks. If Sienna confirms a positive AFFO and sustainability of the Dividend, which I believe it will, then $12.50 target is more than achievable.  I think it will be cheap.

Just to show how undervalued Sienna would be if trading at $12.50, it would be Yielding 7.5%, which is still much higher than both Chartwell and Extendicare that have a Yield of approx. 6.3%. Sienna would need to trade over $14 per share to offer a similar Yield.

I'm not really interested in comparing yields between healthcare REITs without understanding the payout ratio and various sustainability indicators.

I've compared the variables you mentioned, and Extendicare seems the best comparison with regards to payout, debt to book value, whereas Chartwell lags a bit behind both Sienna and Extendicare. I think August 10 financials when all 3 Senior Home facilities report, should show how similar fundamentals are, especially with SIA and EXE. It's just 3 weeks away, after which, Sienna should ...more
