From defense to offense
I'm just spitballing here, but I think there will come a point - when interest rates start to drop and as equity raises get cheaper as the SP moves up - that the company is going to be doing some acquiring. It's an industry that's ripe for consolidation and now the company is on a firmer financial and operational footing, it could well be the time to strike.

I agree with your theory. I imagine we're going to start to see some cheap assets come up for sale from independent companies that's haven't been able to manage through pandemic and inflationary times.

Many investors priced LTC for failure during covid as they did restos. They've come back. Big opportunity, although taking longer exists in Reits where some are priced for total and complete destruction. A big fat 0. When rates start to fall, the market is going to have to reconsider the valuations.
