I still don't get why there is so little action after the PEA. Is the expense ridiculous or is it inline. Otherwise if payback is in 1.7 years then after that we are netting 200 million plus in cash each year. What does the market want?

PEA is fine, the problem is redemption selling from Funds that unfortunately hold a large position. I don't know when this will stop but this may go on until June of this year. Not much you can do but to hold tight until we stablize and head higher. Number of catalyst still yet to be released, such as PEA on REE and should have something on monetizing the silver stream along with REE shortfly
