USDA payment support to Sage Ranch

To all GRB shareholders:

There are three seperate programs that each are loaded with their own benefits and seperate from each other.

1) The USDA will pay a 90% cash grant and the balance with a 30 year loan at 1%

2) The USDA also provides homebuyers with a 38 year loan with zero percent down at 1.9% interest.

3) The State of California is also passing a 17% down payment plan which is a cash contribution that you do not have to pay back unless you sell your home before you pay your mortgage. You can transfer to a new property with no penalty. This is in addition to the USDA program, but most places cannot get USDA coverage. Tehachapi City does get USDA coverage as an Exurb of the greater Bakersfield region.

Here are the facts of Tehachapi as approved by the City and drawn from the regional CoC.

Again, Shnepps is spreading misinformation because he is underwater in his PWR trading and is also underwater in his OIL and BEV trades as well.

Shnepps is the worse source of information on the planet.

Additionally, the General Contractor for Sage Ranch, who builds 100's of new homes per year, 35 miles away in the Bakersfield area, is the largest builder of USDA funded homes in the region. All of their 1,000's of new built homes were all USDA funded, whereby the USDA provides full 38 year mortgages, zero money down and 1.9% interest. Even at the current open market rates of 5.5% for 30 ...more

New to this board. Long about 120,000 shares and will definitely be loading up more. A no-brainer.

Welcome Paddymelt:you certainly have a substantial position and glad that you continue to accumulate.Don't know how you discovered GRB without the illumination provided by this board. What bought your attention to GRB? Also, beware dangerous naysayers reside here, but you will easily discover that yourself.

I have been buying for a while. Made money with Jeff previously. Decided it was time to add my 2 cents to the back and forth of this board, in case there was someone out who was still unsure of the merits of the company. I look for deals that have real assets and then continue to add as my wife and banker see fit (in that order, lol)  I don't get irritated by the naysayers because thanks ...more

Shnepper and Indian Joe:You guys are slipping. It took you a day and a half to respond to  the Paddymelter. He has been guietly accumulating shares, whilst you guys provide them to him.Let's see,we expect GRB to go to 10 in a year or two,at that rate the Paddymelter will have been made a millionaire,if he is not already. That is really creating wealth and you guys should be proud of it.

Lucky, by no means do I spend all my time following this company.  Maybe you should ask Paddymelter to provide a screen shot of all the shares he/she accumulated "recently". Along with showing the share price average. They probably have shares but they are merely another one of Jeff's buddies. Good luck on that. Cheers.

I'll let him speak for himself.

Reading comprehension. Or lack thereof. Perhaps this explains the reason certain people fail.I clearly stated that i have been accumulating for a while. However shneps quotes me as accumulating "recently". Thankfully we all have a choice to decide which "message" rings true to us. Two choices here. One from the CEO of  the company (publically identified) or one from an ...more

Reading comprehension. That's "publicly", not pubically. Lol I merely pointed out how the CEO misrepresented the information he stated as factual. The points I made were directly quoted from the article he posted. It is what it is not what he manipulated for promotion. The articles are very relevant but you have to quote them directly not "grants" as opposed to loans and ...more

Oh Shnepper,so anxious to find fault! If you only had dug deeper ,as you advise us to do you, would have found that "publically " is acceptable spelling by Collins dictionary and others. Please come up with something of substance for debate.
Comment by shneps on Jun 23, 2022 12:03pm
I will not look into that and merely take your word for it. I have brought a ton of relevant information to debate but when "the flock" responds it's only to caress Jeff's ego.

Thanks for the further clarification Jeff . . . this is all setting up very nicely and a very attractive package for California home buyers in the area! BR

Here is the actual US Census Bureau statistics for Tehachapi CA. Not Jeff statistics -  https://www.census.gov/quickfacts/fact/table/tehachapicitycalifornia/INC110220 Once again it is a loan and not a grant. "Private lenders may apply for a loan guarantee on loans made to eligible borrowers who are building or preserving affordable rural rental housing." Rural town with ...more
