1. Again Jeff references GRB as being recession immune. This is beyond a misrepresentation of reality when the company that previously owned Sage Ranch spent $21M and then sold to Jeff for $1.05M.
Hello that is not recession proof.
Reality is this could just as easily happen to Greenbriar.
Truly a dumb comment to build a case from.
2. All this industry requirements, desperation for housing and yet Tehachapi has a 10% vacancy rate and average rental rate of just over $800.
3. Ron mentions about receiving the "Pink Report" and Jeff doesn't even respond to that comment. Mainly because it doesn't have that much value. Particularily when you are not even using it. They could have gotten this report over a year ago.
4. Captiva Verde has paid the $4M-$5M to get to this point, through Greenbriar.
5. Pinon Steet is a total red herring as it is not required for years beyond getting the project phases in place. Great that they saved 50% of the road construction cost that they would have been responsible for but guess what, they just pissed that much away by selling all those PWR shares at a huge loss. No bonus what so ever. This road was built due to traffic, pollution and safety issues paid for by CalTrans. Haven't seen Greenbriar, Jeff or Ronnie Strasser purchasing any of the lands required for the road allownaces and traffic circles. Far more important then Pinon Street as it is a main arterial route and not a sub arterial route within the development.
7. "The City wanted really good quality people moving in..." That's why he is promoting all this as subsidized housing by the government.
8. All the chatter about sustainable housing development by Greenbriar is merely what's mandated by the California government. Solar panels cost extra.
9. The Basic Allowance for Housing for a private E-1 ranking) in Tehachapi Ca. is $972 per month to a Five Star General in Tehachapi Ca. is $1,692. Not even a 5 star general gets $2700 per month.

10. "I don't want to get into the exact details of Sage Ranch because that's confidential between us and the USDA". What a load of BS. There is absolutely nothing confidential between the USDA and Sage Ranch. I have already presented the information showing that just from a physical dwelling unit standpoint less then 1/3 of the DU's at Sage Ranch qualify. This does not include anything related to the actual person applying for the program that will significantly decrease eligibility.
11. Kern County is the 7th largest oil producing county in US (not #1) and oil production in the state is continuously dropping year to year.

Look into the Kern County oilfields and see if you want to live anywhere near these fields or have them contaminate your very precious water supply, have at it.
12. According to the most recent US Census Report (2020) the average salary is $47,039 (not $87,000)

13. "I'm not looking for anymore real estate projects..." Who owns the 28.75 acres on the north side of Valley. Who owns all the lands west of Tucker Rd. and south of Highline Rd. including Pulford Appletree Orchard. Water rights for sure but it will be ashame to bulldoze down more orchards that are all the attractiveness of and quaint aspects of Tehachapi.
And you say I don't like Tehachapi (which is not true).
14. Why would West Lake invest in Greenbriar? I'm totally open for comment.
15. The vast majority of information of Montalva is readily available because it was accidentally released, including pricing. What could possibly be confidential at this point? That's right, only what Greenbriar and PBJL Energy don't want released.
16. PWR has to be sold because Greenbriar wants to list on the NYSE. (First off. What happened to listing on the NASDAQ?) The US government is not going to prosecute Greenbriar because they have holdings in a Canadian cannabis company (particularily one in which the outlook is not good). Smoke and mirrors for untangling the conflict of interest held between the two companies.
Greenbriar's large lenders currently are Voya and only Voya. Voya had no issue producing a mandate directive previously and know it has changed.
No.
I guarantee you (without having a calculator) Jeff knows exactly how much of a loss they are taking due to this conflict of interest.
17. They intend on having Solargram pay for their losses?
Greenbriar wants to list on the NYSE and that has "what" to do with any Solargram shareholders being liable for their decision to sell their investment?

I think everybody really needs and wants the day of flying to California, having lunch and flying back home the same day.
