It's no coincidence that their "estimates" are structurally accordingly to the final structure.

Logan today:
Asset value = $340m
Cash value = $100m
Instrinc value = $440m

What's missing from this equation is the sweat equity/management premium. Strong belief that the extrinsic value premium being placed on LGN right now is the anticipation of M&A pipeline that will without a doubt be accretive.
