Give it a rest friend, you are one scary dude. There are no tertiary markets, the cap rate is an average cap rate, we are expecting an asset sale of the whole portfolio, and in that case a 6% cap rate is closer to reality. Your scare tactics, are motivated by your buying at lower prices. You are not scarring me, but you probably are scaring some newbies, all in all you Sir, are a predator.
