WHY??? Because as a real estate sale the higher than average total debt will not be discounted. To clarify as a REIT it presumably is overleveraged, that's a fact. But if bought as real estate the leverage will not be a negative factor generally speaking. My guess, is that we are looking at 5.50 to 5.80 as a sale. All the negative stuff is gone, we have a good team, so we have a right to look at tomorrow with high expectations.
