When you are in the business of leasing, that's what
you do, the major problem is leasing in Cornwall, they have now developed a plan to get leased up and they will do it. The current debentures are paying out 8%, this 8% can be used to raise new equity money in part. The interesting thing here is that if they raise equity money, it will reduce the gross debt to assets, and it will reduce the discount on an increased NAV. I will present the math in a few days, it will works out nicely. The portfolio is in a niche market, that lends itself to successful lease renewals, that's great.
