1) Will reduce ratio of total debt to gross assets 2) It will reduce the discount from NAV, in reaching a market value for the units 3)Some people will be able to average down 4)If all the current interest payments currently paid to the debenture holders as, is made available for cash distributions, new per unit distribution is apx. 27 Cents 5)Other ratios will improve as well
