Seems all of these 'pitfalls', which are putting a negative light on ROR, should be simple 'pit-stops' to prosperity. Amortization is a key here and reasonable patience. For a perhaps convenient reason those involved want it now..... results and moola. it aint like that in this business, that's old school. Short term money grabbers and ill fated old school financing doesn't cut it here. If this fails , blame the redundant structure, not the project capabilities. Throw in the towel in the 2nd round?
