RE:RE:navI agree - I think an sp of $1.60ish is possible. However, this would reduce the dividend return to about 6%.  I think the market would be Ok with that provided they can knock off about another $50  million of the debt with more asset sales. With debt heading down toward $200 million rather than towards $300 million as it was earlier this year - then yes $1.60 would be feasible IMHO. GLA
