Most diverisifed REITS like HR, AX, PRV are trading at 9-11x AFFO. BTB is still 8.x and pays out a good dividend. Probably could creep up to $3.50 if things remain stable.

NICE MOVE UP

If all my reits behaved as well as BTB, that would be good. HR, NWH, ARTIS, OFFICE REITS are a hot mess with up to 50-70% plunges
