True, but in March 2020 when the distribution was cut and this hit $1.12 no one was travelling... no one. What good are low rates when no one can travel? At $1.46 pre-announcement much of this

Interest rates were low back then and HOT wasn't facing refinancing at levels not even considered possible back then. Apples and oranges. Everyone knew labor costs/availability and general
