Looked like it was going to rip 3%+ around afternoon,  but then got taken down last hour.   Pretty dsisappointed

Im hoping its *worst-case* scenario 0.13 like a couple quarters ago (115% payout ratio), ideally/expected 0.15 (100% payout ratio) bumped up due to high-debt paid off & main  lease up etc ...more

I didnt rebuy any of the artis shares I sold

$7.75 was a fairly shallow pullback.   Im not going to be disappointedif this just  rips higher.
