I mean how can you manage this REIT, attempt to do it is the most optimal way possible to maximize unit holder value, and be down 60% from a decade ago with a dividend cut. doesnt make sense

Add back PMZ and you get $11.50/share

HR used to be a $20-25 dollar REIT.  They are moulding it so its more investor friendly.  Yet they cut dividend and we are still 50% off those highs.  I wonder at what point these reits ...more
