Melcor is too small and tiny to attract institutional buyings unlike the behemot MRT. Buy more MRT instead MR. MRT has more upside in a post covid era at current price.EVen during the 2008 subprime

Most REITs have recovered within 20% of PreCovid Price
MRT still has lots of recovery to do. It needs to be near $10 to be within 20% of precovid price.

At 3% mortgage rate, the interest cost for the $100 million mortgage on the unencumbered assets would be $3M. Buying back atleast 10 million shares would result in $4.8 million in dividend savings

SAHI has conflict of interest and needs to be replaced. A new CEO is needed for MRT to sale non core assets that have been hugely discounted for so long. Sahi needs to retire! His time is over.
