It owns a portfolio of hotels and net lease service and necessity-based retail properties. The Company owns over 221 hotels with approximately 37,000 rooms or suites located in over 36 states, in the District of Columbia, Ontario, Canada and San Juan, Puerto Rico. It owns approximately 752 service-oriented retail properties with over 13.3 million square feet located in approximately 42 states. The Company’s net lease portfolio is occupied by over 175 tenants, which is operating approximately 137 brands in over 21 industries. The Company's net lease portfolio is leased to tenants that include travel centers, quick service and casual dining restaurants, movie theaters, health and fitness centers, grocery stores, automotive parts and services and other businesses in service-oriented and necessity-based industries.

I agree with "retire soon".  SVC maybe a takeover candidate someday, but not yet.  I beleive this management team wants to see some fruit ripen, from the solid base they have built.  As the market grows into their strategy the company should have huge some growth in store and ultimately a rising SP.  
This is just my opinion but I do not see the mgmt team at SVC willing to sell this company for quite sometime and at a much, much higher SP.  (well past $10)

If  I recall correctly, the SP traded around the $7 mark at one time about 3 yrs ago with a lot less going for it then, as compared to now.  A few more quarters of record revenue and net profits should propel them towards the $7 range again.

Now, what was that about beer?,.....
